How I screen buyers before approval
Every buyer goes through a professional underwriting process using an RMLO (Residential Mortgage Loan Originator).
This step isn’t optional — it’s critical.
The RMLO reviews income, employment history, credit behavior, and debt ratios to make sure the buyer can actually afford the payment. This process keeps every loan federally compliant and ensures that we’re not setting anyone up to fail.
I also personally meet each buyer before final approval. I want to understand their situation, why they’re buying, and how committed they are to the property.
It’s not just numbers — it’s people. And I can read people well.
Down payments that create commitment
Another key part of the process is the down payment.
I typically require buyers to put down anywhere from $5,000 to $25,000, depending on the property and their financial situation.
That down payment does two things:
It shows real commitment from the buyer — they have skin in the game.
It adds an immediate layer of protection for my investors.
When someone puts down that kind of money, they’re far less likely to walk away. They treat the home as theirs — and that pride of ownership is exactly what keeps payments consistent.
Setting buyers up for success after closing
My relationship with buyers doesn’t end once they sign.
