Requirements

  • Borrower must have a minimum of $10,000 in a bank account. This is so if the property goes vacant you will have liquidity while waiting to find a new tenant.

  • 20% down payment required for purchase.

  • Can pull out 75% - 80% of value if the property has been owned for 90 days.

  • Property must be owned by an LLC. Cannot be owned in an individual name.

  • Borrower minimum credit score of 660.

DRAW BACKS TO DSCR


We personally use DSCR loans to grow our portfolio but there are a few things to consider before applying for your first loan.

pre payment penalty

There are DSCR loans with no prepayment penalties but the interest rate will be higher. To get the lowest rate the loan will typically have a 5 year step down. This means the first year there is a 5% penalty. The second year 4%.

Third year 3%, fourth year 2% and fifth year 1%.

closing fees

DSCR loans have higher closing fees than traditional local banks. These fees including underwriting, appraisal, legal, doc prep, broker fees and two months of tax and insurance impounds. DSCR closing costs can be around 5% or the total loan amount.

paper work

To get to the closing table there will be multiple items requested throught the process. Be ready to provide Operating Agreements, EIN documentation for your LLC, experience work sheet, insurance binder and loan applications.

Closing time line

DSCR loans can regularly take 30-40 days to close. Two main factors play to the speed of the closing.

First is the speed we can collect requested documentation such as loan apps and entity documentation.

The second is the speed of the appraiser to gain access to the property and complete and submit their appraisal.
